When it comes to apartment renting in Wellington, and NZ wide for that matter, as a tenant you have certain rights and responsibilities. While it’s taken for granted that the rent must be paid on time and you are responsible for keeping the apartment clean and tidy, there are other dos and don’ts that are not so well known. Let’s discuss these now.

Dos & Don’ts When Apartment Renting in Wellington 

Under the Residential Tenancies Act, both you and the apartment owner have certain responsibilities and obligations to meet. As property managers, we have a comprehensive understanding of what both parties can and cannot do, and we advise both our tenants and landlords on what they are. 

As a tenant of one of our fully furnished Wellington apartments, you need to know that:

You must contact us if there are any repairs needed or if damage occurs

Gas, electricity, and water costs are often normally included in HiAtlas properties unless otherwise stated in the tenancy agreement

Landlords (or our team) have the right to inspect the apartment with at least 48 hours, but no more than 14 days’ notice in advance, and no more than once every four weeks. However, we only carry out three monthly inspections for stays longer than six months, sticking to entry and exit inspections only in that case

Permission must be given for minor alterations such as installing handrails before work is commenced

Care must be taken by you to prevent damage to the property and its furnishings

You will need to abide by the Body Corporate rules of the apartment building

Pets may not be allowed by both or either the landlord or Body Corporate, so check with us first if you are interested in one or more of our listed apartments and have a furry friend
