Common Property Management Issues to Solve 

Here are some of the most common property management issues a landlord may need to deal with:

  • Keeping up to date with maintenance – it can be a struggle to identify and then keep to a maintenance schedule for a rental property. This could involve several trips to the property for inspections, to learn more about what maintenance is needed and organising tradespeople to do it.
  • An empty property – an empty rental is costing you money, as well as taking up your time needed to personally vet prospective tenants and show them the property.
  • Time consuming – tenants can have problems with a blocked sink, an oven element not working or something more urgent at any time. This means you are essential on call both night and day. Nobody wants a late-night call from a tenant reporting a blocked toilet! As well as being interrupted by tenant phone calls, you will then need to arrange for the problem to be solved, which often involves coordinating between a tradesperson and the tenant for the best time. Or even worse, you must go and sort the problem out yourself.
  • Compliance with regulations – the Residential Tenancies Act and the Healthy Homes Standards set out what is required by both tenants and landlords, plus the standards a rental property must meet. As a DIY landlord, it is your responsibility to ensure that your actions and your property meet these requirements and keep updated with any amendments that are made.
  • Chasing unpaid rent – following up with tenants who have not paid by the due date takes up a lot of time. If rent continues to be unpaid, then you may even need to take the tenant to the Tenancy Tribunal.
