Choosing a Good Tenant for Your Investment Property

· Background checks – a comprehensive background check looks to identify if there are any potential factors of concern for an individual tenant. This includes a criminal history, eviction records, and credit reports. It is also important to personally contact several of the prospective tenant’s references, asking for pertinent information.
· Income verification – to pay the rent, the tenant needs to have a proven source of income, and employment history. Or in the case of a company, needs to be solvent. This is a delicate area to enquire about, but it is important to have a clear picture to ensure rent payments are consistent.
· Rental history – explore the prospective tenant’s pervious rental history. Was the property well cared for, was the rent paid on time, and are previous landlords or property managers able to speak to their experience with the tenant?
· Clear communication – as a landlord, there will be times when you need to contact the tenant. During the vetting process, how easy are they to communicate with? Did they provide multiple ways for you to contact them? Do they respond quickly to your emails, texts, or messages?
· Tenant responsibilities – be sure to assess how willing the prospective tenant is to fulfil their responsibilities. These can include keeping the property clean and tidy, sticking with the agreed number of occupants for the property, and being proactive by informing the property manager of any damage or maintenance that needs to be looked at.
